Why Brazil ? Following a trip in 2002, we identified Brazil as a potential emerging market opportunity. Following this intial assessment, we began a process of research, assessment, due diligence and setting up partnerships etc. This lead to the creation of Alexander Richards Ltd. History Alexander Richards began providing consultancy, marketing and sales of overseas property to overseas investors. Our clients have included Brazilian, Norwegian, Spanish, Portuguese and UK Investors and Developers. The company has established hundreds of partnerships and relationships with Developers, Banks, Constructors, Lawyers, Brokers etc. The company is active in promoting and creating market awareness of the opportunities in Real Estate in Brazil. The company participated on several in JETCO, DTI/Trade delegation visits. We have taken many institutional investors to Brazil and been active in the media (TV, newspapers, magazines etc). We participated in many exhibitions, conferences and seminars such as MIPIM around the world. The company is considered to be the UK’s leading expert on Brazilian real estate. Our focus on Brazil gives us a detailed insight into the market and an understanding of local market conditions. Following the credit crunch and the accompanying down turn in the overseas home market, a decision was made in 2009 to discontinue sales of second and holiday homes. While Brazil holds a lot of potential, most holiday homes and resort development in Brazil are not suitable as “investment products” for a number of reasons such as
- the global economic downturn in the overseas market,
- regulatory reasons,
- the difficulty of financing and the absence of mortgages for overseas buyers,
- the difficulty of administration for rentals,
- the lack of investment and tax incentives
- and the reduction of flights and tour operators.
